Images have been released of the members’ clubspace on the 18th floor of 103 Colmore Row – Birmingham’s tallest new office building, which is being developed by Sterling Property Ventures and Tristan Capital Partners’ EPISO 4 fund.
Called Eighteen, the clubspace offers occupiers of 103 Colmore Row access to a business lounge with dining and bar facilities, meeting rooms, event space, and a range of informal break out areas, as well as the 3,000 sq ft outdoor terrace overlooking Birmingham, where regular social events and wellbeing classes will be held.
Members of the public will also be able to take advantage of the space by hiring it for private events.
Flexible workspace provider x+why will operate Eighteen, along with 31,500 sq ft of office space on the first, second and third floors of the building, where it will offer self-contained office suites, co-working space, meeting rooms and support services to businesses on a pay-as-you-use basis.
Eighteen is scheduled to open in September with fit-out works due to commence this month.
James Howarth, managing director of Sterling Property Ventures, developer for 103 Colmore Row, said: “The ability to offer tenants membership to a business club on the 18th floor is a major USP for the building. The dining and bar facilities are perfect for a client lunch during the day, drinks with colleagues after work or just networking with other tenants, while the meeting rooms provide additional business and event space.
“And then there’s the terrace, which will be one of the most spectacular spaces in the country, with its panoramic views of Birmingham. We can’t wait for it to open.”
Rupert Dean, co-founder and chief executive of x+why, said: “We’re really excited by the opportunity to operate an on-site members’ clubspace at 103 Colmore Row. As a business, our ethos is centred around building communities of like-minded, purpose-driven businesses by providing creative and inspiring workspaces, coupled with engaging networking events and wellbeing programmes.
“The members clubspace takes this to another level, offering additional shared amenity and hospitality services to enhance the overall tenant experience and support tenants seeking ways to work more flexibly and embrace the changing role of the office.
“Together with Eighteen and other services in the building, 103 Colmore Row will operate sector leading amenity and support services to its tenants and the public.”
Paul Pritchard, Director at Tristan Capital Partners, added: “103 Colmore Row is an exemplary building offering high-quality workspace supported by a host of great amenities. The provision of the members clubspace, which will offer panoramic views of the Birmingham skyline, along with flexible workspace is further evidence of the 103’s continued attraction in the regional market.”
103 Colmore Row comprises 223,631 sq ft of Grade A, BREEAM ‘Excellent’ office space, as well as a two-storey top floor restaurant and ground floor café – to be operated by D&D London.
It’s also one of the most energy efficient commercial buildings in Birmingham, with its heating and hot water supplied by the low carbon District Energy Scheme and electricity provided from renewable energy sources. The office space has also achieved an EPC A rating – the first for an office building in Birmingham.
Tenants include Browne Jacobson, Gallagher, Grant Thornton, Knight Frank, Shoosmiths and Tilney Smith & Williamson.
The office space is being marketed by joint agents Colliers International, Cushman & Wakefield and Knight Frank.
Tenants will be charged an annual membership fee to the business club, with group discounts available.
