RSM, a leading audit, tax and consulting services firm, has become the latest tenant to sign up to 103 Colmore Row – Birmingham’s tallest office building.

The company, which employs more than 300 people in Birmingham, has signed a ten-year lease on 12,132 sq ft on the tenth floor of the 26-storey building with joint venture partners Sterling Property Ventures and Tristan Capital Partners. The rent is undisclosed.

RSM Birmingham is currently located at St Philips Point, on Temple Row. The move will help facilitate collaborative and flexible working, while also creating an improved working environment for staff and clients.

Mark Taylor, regional managing partner at RSM UK, said: “As a premium building in the city centre, 103 Colmore Row aligns nicely with our brand and status in the market. The building’s strong ESG credentials was a key attraction, along with its ability to accommodate our hybrid working approach.

“It also gives us plenty of scope for growth over the next few years. With 50 new starters set to join our Birmingham office this August, we look forward to seeing our team grow, particularly through boosting our graduate intake.”

103 Colmore Row comprises 223,631 sq ft of Grade A, BREEAM ‘Excellent’ office space, of which 70 per cent is already let or under offer. Tenants include Browne Jacobson, Gallagher, Grant Thornton, Knight Frank, Shoosmiths, Tilney Smith & Williamson, and flexible workspace operator x+why.

In addition to the office space, 103 Colmore Row will have a double height top floor restaurant and ground floor bar and café – to be operated by D&D London – and a members’ business club on the 18th floor.

The building is one of the most energy efficient in Birmingham, with its heating and hot water supplied by the low carbon District Energy Scheme and electricity provided from renewable energy sources. The office space has also achieved an EPC A rating – the first for an office building in the city.

James Howarth, managing director of Sterling Property Ventures, said: “RSM’s relocation to 103 Colmore Row is further evidence of the flight to quality that’s happening in the office market, with companies demanding the very best space for their staff and clients.

“Having an office that’s environmentally friendly is also of paramount importance to ethically and sustainably minded businesses and 103 Colmore Row, with its award-winning ESG credentials, is second to none in the market. It’s also the best digitally connected building, having recently achieved a WiredScore Platinum rating.”

Paul Pritchard, director at Tristan Capital Partners, added: “This latest letting takes the building to 70 per cent let or under offer which is further evidence of the attractiveness of the overall offer at 103 Colmore Row. We continue to see significant demand for high-quality workspace complemented by a strong amenity provision.”

The office space is being marketed by joint agents Colliers International, Cushman & Wakefield and Knight Frank. JLL advised RSM.
