Louisa Ryland House Completes With QAHE Taking 45,000 sq ft

QAHE Ltd has taken 45,000 sq ft of office space at Louisa Ryland House, on Newhall Street, Birmingham.
In the city’s biggest office letting of the year, the higher education provider has agreed a 15-year lease on five floors, including ground, first, part second and third, fourth and fifth of the Grade II listed building. The rent is undisclosed.
CBRE, the global real estate firm, along with joint agents JLL, advised the landlord Euro Property Investments Ltd on the letting. Daniel Watney LLP advised QAHE Ltd.
Louisa Ryland House has recently undergone a multi-million pound refurbishment and now comprises 80,000 sq ft of Grade A office accommodation over six floors. In keeping with the building’s listed status, original period features and styling have been retained and incorporated into the newly refurbished space.
New tenant amenities have been added, including an external courtyard, café, showers and changing rooms, and cycle facilities.
The building will also offer 26,000 sq ft of flexible office accommodation, ranging from six to 100 plus desks, conference and meeting facilities, operated by RE-DEFINED.
Theo Holmes, senior director and head of office agency at CBRE in Birmingham, said: “The letting to QAHE Ltd means the building completes with an anchor tenant and flex service provider in place.
“For QAHE Ltd, in addition to the quality of the space and the teaching environment it will provide for students, on a practical level the ability to occupy at high density and having its own entrance to the building were key factors in its decision to relocate to Louisa Ryland House.”
